Summary of Commonly Asked Questions

Architectural Design Standards - All home plans must be approved by the Architectural Control Committee prior to construction.

Club House and Common Areas - The Club House, Pool, and common areas are for the use and enjoyment of the homeowners. Owners will have the privilege of using the pool and common area at their leisure and may make arrangements with the Homeowner Association's manager to reserve the clubhouse.

Fences - Full backyard vinyl fences are included in the purchase price of all lots.

Homeowners Association Dues & Fees - There will be a one-time $250 set-up fee for all new homeowners. The homeowner's annual dues are $150 per quarter.

Irrigation - Pressurized irrigation for the purpose of watering lawns and landscape is provided by the Irrigation District. Homeowners will receive a direct assessment from the Irrigation District. The Irrigation Maintance Fee per homeowner will be $120 per year.

Landscaping - Landscaping may or may not be provided by the builder. A homeowner has 180 days after completion of their home to have their lawn and sprinkler systems installed.

Recreation Vehicles - Except for the purpose of loading or unloading, a homeowner shall not park or store RV's on a Subdivision street, nor on his own lot, unless it is fully garaged or does not show behind their 6' fence. Guests may park their RV on the owner's property up to 6 days.

Schools - BridgeTower is located in the Meridian School District. Enrollments are not guaranteed, for current information visit www.meridianschools.org or phone (208) 855-4500. (It is the home owners responsibility to verify in which school your children will be enrolled.)

Storage Sheds - Any storage shed must not be greater than ten feet (10') by twenty feet (20') by ten feet (10') in height from the ground to the top of the roof ridge, and the surface materials, the roofing, and the color scheme, if it is a storage shed to be constructed on site, shall follow the materials and the color scheme used on the Owner's residence. A prefabricated storage shed may also be placed on the lot provided it has been pre-approved by the Architectural Control Committee.
